Walkout basements and three-car garages: cleanouts in Johnson County

The short answer

A Johnson County house gives you two large storage volumes that older housing elsewhere in the metro does not: a finished or partly finished walkout basement, and a two- or three-car garage. Both fill.

Typical outcomes on the truck-fill ladder:

• Basement family room only: three-eighths to half, $338 to $431.
• Basement plus the unfinished storage side: half to three-quarters, $431 to $587.
• Three-car garage: half to three-quarters, $431 to $587.
• Both, plus a shed: full truck, $732.

Minimum visit is $75. The walkout itself changes nothing — there is no access charge, and no stair charge if the route is the interior stairs instead.

Why the walkout is the good news

Sloped lots across Overland Park, Olathe, Leawood, Lenexa and Shawnee mean a huge share of houses have a basement that opens straight out to grade at the back. For a cleanout, that is the easiest configuration in the whole metro. A pool table, a home gym or a sectional goes out a back door instead of up a flight.

The catches are practical rather than structural:

• The back of the lot is not the front. A walkout usually faces away from the street, sometimes down a grade, sometimes onto a patio with steps. It is a longer carry to the truck. There is no long-carry charge, but tell us so the truck parks on the right side.
• Gates and fences. A standard side gate is narrower than a sectional. If the fence has no gate wide enough, the route becomes the interior stairs after all.
• HOA and gated subdivisions. Leawood and the newer Olathe and Overland Park developments frequently need a gate code or a visitor notice. Sort it when you book.

What comes out of these basements

The inventory is remarkably consistent across the county:

Worked example, a finished lower level in Olathe: three-piece sectional + 65-inch TV + TV stand + treadmill + three bar stools = $185 + $73 + $96 + $115 + $37 + $37 + $37 = $580. At that point the three-quarter truck at $587 is within a few dollars and holds far more, which is usually the better buy.

The three-car garage problem

The garage in a Johnson County house is not a car park. It is a second basement with a door big enough to get anything into it, which is exactly why everything goes in.

• Lawn and yard. Lawn mower $65, and on a bigger lot there is usually a dead one behind the working one.
• Kids, grown and gone. Portable basketball hoop $115, bicycles $37 each, baby gear $33.
• Outdoor living. Propane grill $71, patio table $89, patio chairs $30 each.
• The overflow fridge or freezer. Refrigerator $164, chest freezer $146.
• Shelving, cabinets and the pile. Storage cabinet $74, large junk pile $208.

What a Kansas City year does to garage storage

This is the thing people do not expect until they open the boxes. A Johnson County garage is unconditioned space in a climate with an extreme annual swing: single-digit cold snaps and repeated freeze-thaw cycles through winter, then months of 90-degree days with high dew points.

Furniture stored out there for a few years does not survive it:

• Particleboard and MDF swell at the joints and never tighten up again. A flat-pack bookcase is $100 to remove and it is not worth moving twice.
• Upholstery absorbs humidity through summer and holds it. The sofa you were keeping for the basement remodel comes out musty. Sofa removal is $126.
• Mattresses stored flat against a garage wall mildew through. A queen set is $143.
• Cardboard boxes on a slab wick moisture from the concrete and fail at the bottom, so the contents are on the floor before you ever open them.
• Small engines left with fuel in them through four winters are usually finished.

Which is why a lot of these jobs are not decluttering. They are disposal of things that quietly stopped being usable while stored.

Sheds and outbuildings

Go further out — southern Overland Park, Olathe's edges, Spring Hill, Stilwell, De Soto, and across into Cass County on the Missouri side — and lots get bigger and pick up a shed, a barn or a detached shop.

Open it before you estimate. An outbuilding is routinely another quarter to half truck on its own, $241 to $431. Typical contents: mowers, old patio sets, bikes, shelving, a weight set, leftover decking and fence boards, and several years of things that got moved out of the garage to make room.

What cannot go on the truck: paint, solvents, pesticides, pool chemicals, old fuel and propane tanks. Those go to the household hazardous waste program serving your side of the metro.

Timing it in Johnson County

Two good windows. Early spring, once the freeze-thaw is done, before severe-weather season gets going and before the school-year sprint. And October, after the heat breaks, when you want the garage clear before the first ice storm and the holidays.

If you are listing the house, do it before photos. Buyers in this county read storage space as a headline feature, and they cannot see a three-car garage through your boxes.
